{"id":3944,"date":"2011-05-02T18:24:05","date_gmt":"2011-05-02T23:24:05","guid":{"rendered":"http:\/\/framingham.com\/news\/?p=3944"},"modified":"2011-05-02T18:24:05","modified_gmt":"2011-05-02T23:24:05","slug":"april-2011-residential-real-estate-sales","status":"publish","type":"post","link":"https:\/\/www.framingham.com\/news\/2011\/05\/02\/business\/april-2011-residential-real-estate-sales\/","title":{"rendered":"April 2011 Residential Real Estate Sales"},"content":{"rendered":"<p><strong>FRAMINGHAM, MA<\/strong> - A total of 42 residential properties were sold in the town of Framingham, MA during the month of April, (2011).<\/p>\n<p>Thirty one single family homes, nine condos, and two multi-family homes were sold in town during the month.<\/p>\n<p>Of the single family homes sold, the average list price was $367k and the realized selling prices averaged slightly less at $355k.\u00a0 The homes had an average time on the market of approximately 4-1\/2 months, <em>(132 days).<\/em><\/p>\n<p>The two multi-family homes which sold both had 14-rooms divided among 3-units, and were both located in the Waushakum Pond area and closed only days apart.\u00a0 The first,\u00a0 at 16 Eames Street had been on the market for nearly a year and a half, <em>(511 days)<\/em>, and was listed at $449k and sold for $360k.\u00a0 A similar 3-unit, 14-room multifamily at 83-85 Winthrop Street was only only the market for (44) days, listed at $399k and sold for $370k.<\/p>\n<p>Nine condominiums were sold in Framingham during the month of April. The average list price for condos was $125k, and the average selling price was slightly lower at $122k.\u00a0 At the extreme ends of the condo sales, a 2-room, 1-bedroom, 1-bath unit on Beaver St sold for $37k, while a 5-room, 2-bedroom, 2-bath unit at 1500 Worcester Road sold for $205k demonstrating the wide range of properties available in the Framingham condo market.<\/p>\n<p style=\"text-align: center;\">###<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>FRAMINGHAM, MA &#8211; A total of 42 residential properties were sold in the town of Framingham, MA during the month of April, (2011).
