{"id":5472,"date":"2011-08-04T17:55:46","date_gmt":"2011-08-04T22:55:46","guid":{"rendered":"http:\/\/www.framingham.com\/news\/?p=5472"},"modified":"2011-08-04T22:49:19","modified_gmt":"2011-08-05T03:49:19","slug":"framingham-residential-real-estate-sales-july-2011","status":"publish","type":"post","link":"https:\/\/www.framingham.com\/news\/2011\/08\/04\/business\/framingham-residential-real-estate-sales-july-2011\/","title":{"rendered":"Framingham Residential Real Estate Sales (July 2011)"},"content":{"rendered":"<div id=\"attachment_5497\" style=\"width: 310px\" class=\"wp-caption alignright\"><a href=\"http:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/262-edmands-road.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-5497\" class=\"size-medium wp-image-5497\" title=\"262 Edmands Road, Framingham, MA, (August 2011)\" src=\"http:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/262-edmands-road-300x225.jpg\" alt=\"262 Edmands Road, Framingham, MA, (August 2011)\" width=\"300\" height=\"225\" srcset=\"https:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/262-edmands-road-300x225.jpg 300w, https:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/262-edmands-road.jpg 600w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p id=\"caption-attachment-5497\" class=\"wp-caption-text\">This home at 262 Edmands Road, topped the list of Framingham, MA residential real estate sales for July 2011, selling for $670,225<\/p><\/div>\n<p><strong>FRAMINGHAM, MA<\/strong>- There were a total of 57 residential real estate sales in Framingham during the month of July 2011.<\/p>\n<p>Of the properties sold, forty three single family homes were sold at an average sale price of just under $319k, eight condominiums sold at an average price of $112k, five multi-family properties sold at an average of $231k, and one piece of land was sold for $160k.<\/p>\n<p>Sold properties had been on the market for an average of just under three months, except for the land sale -- that property, a 4\/10ths of an acre parcel located at <strong>10 Fenwick Street<\/strong> was only on the market for four days, had an asking price of $159,900 and sold for $160,000.<\/p>\n<p>Topping out the single family residence market, a 10-room, 4-bedroom, 3.5-bath colonial at <strong>262 Edmands Road<\/strong> sold for <!--more-->$670,225, <em>(nearly $50k under the asking price of $719k)<\/em>.<\/p>\n<p>The second highest recorded sale was for a 9-room, 4-bedroom, 2.5-bath Contemporary at <strong>8 Leo Chasse Way<\/strong> sold for $652,500, <em>(nearly $37k under its asking price of $689k)<\/em>.\u00a0 Both of the homes are located on land that abuts Nobscot Mountain in one of the <em>usually pricier<\/em> areas of North Framingham.<\/p>\n<div id=\"attachment_5493\" style=\"width: 310px\" class=\"wp-caption alignright\"><a href=\"http:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/987-edgell-rd.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-5493\" class=\"size-medium wp-image-5493\" title=\"987 Edgell Road, Framingham, MA\" src=\"http:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/987-edgell-rd-300x225.jpg\" alt=\"987 Edgell Road, Framingham, MA\" width=\"300\" height=\"225\" srcset=\"https:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/987-edgell-rd-300x225.jpg 300w, https:\/\/www.framingham.com\/news\/wp-content\/uploads\/2011\/08\/987-edgell-rd.jpg 600w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p id=\"caption-attachment-5493\" class=\"wp-caption-text\">This &quot;Fixer-Upper&quot; at 987 Edgell Road, sold for just $89k, and may be the Framingham deal of the month for July 2011.<\/p><\/div>\n<p>At the low end of the single family market, a <em>\"fixer upper\"<\/em> 7-room, 3-bedroom, 1-bath Cape at <strong>987 Edgell Road<\/strong>, was sold for a bargain price of just $89k. The home, which was built in 1926, sits on nearly a half-acre of land but needs a considerable amount of work. It fetched only two-thirds of the already low $140k asking price.<\/p>\n<p>The assessed value of the land alone is $166k, and the building another $62k.
